On February 24, according to the Beijing Planning Commission, the planning for plot 0410-0001 of the urban village reconstruction project in Songyuli Pingfang District, Chaoyang District, Beijing was announced. The project is located in Panjiayuan Street, Chaoyang District, right between the East Third Ring Road and the Fourth Ring Road, along West Dawang Road, and close to the Ximen Subway Station of Beijing University of Technology. The main developer is Beijing Maoyuan Jinghong Real Estate Development Co., Ltd., which won the land for 5.024 billion yuan on November 25 last year.
According to the announcement, the construction land area of the project is 28,900 square meters, with a planned total construction area of approximately 132,400 square meters, a floor area ratio of 2.8, a residential building height of 18.7 to 73.6 meters, and a green space rate of 30%. A total of 13 6-21F residential buildings are planned, with a total of 499 households, and the average floor area per household is approximately 161.85 square meters.
Recently, China Shipping’s project in Jiushushu, Tongzhou released the name – China Shipping·Jiushumanhe. The project is expected to build a total of 9 residential buildings with approximately 580 households. The product will be a fourth-generation “good house” product with three to four bedrooms with a built-up area of approximately 75-120 square meters. There is a wide open balcony with a depth of 1.5 meters in the south direction, and a wide equipment platform in the north direction with a depth of 0.8 meters. The occupancy rate is as high as 97%.
It is reported that on November 27, China Overseas Real Estate acquired the land where the project is located for 1.248 billion yuan, with a floor price of approximately 22,900 yuan/㎡ and a premium rate of 0.97%.
On February 24, the Tongzhou Municipal Planning Bureau announced the "Comprehensive Implementation Plan for the Planning of FZX-0704-6023 and other plots in Beijing's sub-center." According to the announcement, the land parcel is located in Songzhuang Town, Tongzhou District, bounded by Xinggezhuang North 1st Street in the north, Xinggezhuang North Street in the south, Xinggezhuang Middle 1st Street in the west, and Zhaijiagou West Road in the east. The land area is approximately 7.65 hectares, and the above-ground construction scale is approximately 168,800 square meters. The land contains 4 sub-plots, 3 of which are residential land, with a total construction scale of 164,100 square meters, a floor area ratio of 2.3, and a height limit of 36 meters (partially 45 meters). A kindergarten land is also planned, with a construction scale of approximately 4,700 square meters and a height limit of 16 meters. The land is located in Songzhuang Town, Tongzhou District, outside the East Sixth Ring Road. It is planned to be an interchange station for Line M23 and Line M102. It is surrounded by Songzhuang Shoukai LONG Street, Songzhuang Painter Village, Songzhuang Cultural and Creative Park, Beijing Anzhen Hospital (Tongzhou Campus), and Children's Hospital Affiliated to Capital Institute of Pediatrics, Tongzhou Campus (under construction) and other living facilities.
On February 25, after eight developers fought for nine hours and more than 240 rounds of fierce "fierce battles", the Zhujiang New Town Racecourse site, which was called an "epic" land auction in the industry, was finally hammered out. It is reported that this comprehensive land (including residences) is located south of Huangpu Avenue and east of Machang Road in Tianhe District. According to Beijing Daily, Beijing recently released the first batch of urban renewal plan project lists for 2026. The first batch of projects totals 1,321, including 745 newly implemented projects and 576 projects that will be carried over and continued in 2025. The first batch of projects in 2026 plans to invest 104.95 billion yuan. Among them, the inheritance of historical context and the comprehensive improvement of the area have become key areas of urban renewal. Haidian, Fengtai, Xicheng, Chaoyang and Dongcheng have relatively concentrated projects on the list. On February 25, five departments including the Shanghai Municipal Housing and Urban-Rural Development Management Committee jointly issued the "Notice on Further Optimizing and Adjusting Shanghai's Real Estate Policies", which will come into effect on February 26, 2026. The notice focuses on multiple housing needs, involving non-Shanghai families (including adult singles, the same below) purchasing housing in the outer ring. The social security payment period is adjusted to one year; for non-Shanghai families who have completed three years of social security, they are allowed to purchase an additional house in the outer ring; the provident fund loan for the purchase of a first home in Shanghai can be up to 2.4 million yuan.
