There Is A New Plan For The Reconstruction Of Old Villages In Liying Town, Jining. More Than 2,000 Acres Of Land Will Be Used To Build Schools And Industrial Zones.

The editor of Jining Knows Jezhou learned from relevant channels: Recently, the Jining Municipal Natural Resources and Planning Bureau and the Rencheng District People's Government jointly announced that they will conduct information disclosure and solicit opinions from the whole society on the controlled detailed planning (draft) of Jiangzhuang Block, Ershilipu District, Liying District 06 Block, and the High-speed Railway North Station Area Waste Treatment Plant Block in Rencheng District, Jining City. The planning covers a wide area, with a total area of ​​159.63 hectares (equivalent to approximately 2,394 acres), of which the planned area of ​​urban and rural construction land is 153.61 hectares (approximately 2,304 acres), marking Rencheng District’s major strategic deployment in urban spatial layout and functional upgrading. Details are as follows.

Jiangzhuang Block, Ershilipu District

1. Planning scope

It extends to the west of Fumiao Village in the east, to Nanyuejingou in the south, to the west of Jishui Avenue in the west, and to Changxin Road in the north, with a total land area of ​​approximately 67.92 hectares.

2. Planning goals

Create a modern industrial cluster with good ecology and complete supporting facilities.

3. Dominant function

The leading functions are industry and education.

4. Land use planning

The planned urban and rural construction land area is about 67.92 hectares. The planned land use is classified into eight categories: primary and secondary school land, other educational land, commercial land, second-class industrial land, urban and village road land, park green space, protective green space, and religious land. The planned layout includes 3.43 hectares of land for primary and secondary schools, 10.81 hectares of other educational land, 0.49 hectares of commercial land, 28.69 hectares of second-class industrial land, 13.61 hectares of urban and village road land, 0.84 hectares of park green space, 9.15 hectares of protective green space, and 0.90 hectares of religious land.

5. Road traffic planning

The roads within the planning scope include urban expressways, main roads, secondary roads and branch roads. Among them, Jishui Avenue is an urban expressway, Changxin Road is the main trunk road, Changxing Road is the secondary trunk road, and Lantian Road, Zhenfa Road, and Dayou Road are branch roads.

6. Planning of important control lines

Road red lines: The red line width of Jishui Avenue is 60 meters, the red line width of Changxin Road is 50 meters, the red line width of Changxing Road is 30 meters, the red line width of Lantian Road is 20 meters, the red line width of Zhenfa Road is 20 meters, and the red line width of Dayou Road is 7 meters.

Urban green line: The green line on the east side of Jishui Avenue is 25 meters, the green line on the south side of Changxin Road is 20 meters, the green line on the east side of Changxing Road is 10 meters, the green line on the north side of Zhenfa Road is 10 meters, and the green line on the north side of Lantian Road is 10 meters. 6.21 hectares of protective green space is planned along the high-voltage corridor on the north side of Zhenfa Road and the west side of Changxin Road.

Public welfare public service facilities land control line: retain the current middle school within the planning scope, with a land area of ​​3.43 hectares. An additional educational land is planned with a land area of ​​10.81 hectares.

1. Planning scope

It is bounded by Gongqingtuan Road in the east, Zhangshi Road in the south, Guhuai North Road in the west, and the planned urban development boundary in the north, with a total land area of ​​approximately 67.65 hectares.

Create a high-level regional characteristic medical and health care service center.

3. Dominant function

The main functions are medical care, green space and leisure.

4. Development scale

The planned urban and rural construction land area is approximately 61.63 hectares.

5. Land use planning

The planned layout of hospital land (080601) covers an area of 15.07 hectares, social welfare land (0807) covers an area of 6.0 hectares, commercial land (0901) covers an area of 17.39 hectares, and urban and village road land (1207) covers an area of 11.41 hectares. The public transportation station land (120802) covers an area of 1.04 hectares, the social parking lot land (120803) covers an area of 0.57 hectares, the park green space (1401) covers an area of 5.84 hectares, and the cultural relics and historic site land (1504) covers an area of 4.31 hectares.

6. Road system planning

The roads within the planning scope include urban trunk roads, secondary trunk roads and branch roads. The details are as follows:

Main roads: Gongqingtuan Road, Guhuai North Road.

Secondary roads: Ziwei Road, Zhang Shi Road.

Branch roads: Longbai Road, Huanglou Road.

7. Historical and cultural protection

There is a provincial cultural relic protection unit, Daizhuang Catholic Church, within the planning scope. The protection scope is based on the Catholic Church, 110 meters to the east, 115 meters to the west, 65 meters to the south, and 338 meters to the north. The construction control zone extends an additional 50 meters beyond the protection scope line.

If the protection scope and construction control zone of cultural relics protection units involve project construction, the cultural relics protection approval procedures for construction projects should be strictly followed in accordance with the "Cultural Relics Protection Law of the People's Republic of China" and other laws and regulations.

8. Planning of important control lines

Road red lines: Within the planning scope, the red line width of Gongqingtuan Road is 63 meters, the red line width of Guhuai North Road is 50 meters, the red line width of Ziwei Road and Zhangshi Road is 24 meters, the red line width of Longbai Road is 20 meters, and the red line width of Huanglou Road is 16 meters.

Urban Green Line: 1 park green space is planned with a land area of ​​4.74 hectares. The green line of Gongqingtuan Road is 15 meters.

Urban Yellow Line: 1 public transportation station with a land area of ​​1.04 hectares and 1 public parking lot with a land area of ​​0.57 hectares are planned.

Land control line for public welfare public service facilities: 1 land for medical and health facilities is planned, with a land area of ​​15.07 hectares; 1 land for welfare facilities is planned, with a land area of ​​6.0 hectares.

9. Other requirements

Some of the land within the planning scope is within the construction risk range affected by coal mining. According to the "Jining City Land and Space Master Plan (2021-2035)" geological disaster prevention and control requirements: properly handle the risk impact of coal mining activities on urban and rural construction, delineate coal mining impact construction risk control lines, and urban and rural construction land that may be affected by coal mining must pass a special assessment of engineering geological conditions before land transfer and construction.

1. Planning scope

It is located in Liying Street, Rencheng District, north of Rilan Expressway and east of Jiyang Road, with a total land area of ​​approximately 24.06 hectares.

4. Land use planning

The planned urban and rural construction land area is about 24.06 hectares, and the planned land use and sea classification are all lands for sanitation facilities.

5. Road traffic planning

The west side of the block is Torch Road, and the planned road red line width is 60 meters.

6. Planning of important control lines

Urban Yellow Line: The urban yellow line covers an area of ​​24.06 hectares within the planning scope, including Jining Municipal Domestic Waste Incineration Plant, Jining Municipal Kitchen Waste Treatment Plant and other facilities.
